(I had to cross reference the Building Administrative Code and three separate tables to confirm this.) The base for electrical sits at $104. Plumbing starts at $60. Mechanical comes in at $109.
At $25,000 the building permit jumps to $484. Kitchen remodels land around $648 to $753 depending on exact trades pulled. But here's the thing, these aren't guesses. They come from the Clark County fee tables effective 2023 through 2026. The calculator on this page runs the same math.

What Needs a Permit in Las Vegas?

You need a permit in Las Vegas for most bathroom remodels, kitchen remodels, roof replacements, decks, window replacements and basement finishes. The county draws a hard line at $200 square feet for sheds. Anything bigger needs approval.
Do you need a permit in Las Vegas for a fence? Usually yes if it exceeds certain heights. Same for carports and most siding jobs. Water heater replacement requires a plumbing permit. The fee sits at $60. Window replacement often triggers both building and trade permits depending on scope.
Some work stays exempt. One-story sheds under 200 square feet don't need permits. Trivial leak repairs and portable AC units usually slide by. But don't push it. Clark County hears about unpermitted work through neighbor complaints and real estate sales. The exemptions sit in Chapter 22.04 and 22.05 of their code. Read them before you start.

Penalties for Work Without a Permit in Las Vegas

Clark County doubles your permit cost if you get caught. You pay the original fee plus a work-without-permit fee equal to the permit fee. That combination caps at $4,000 for homes.
They also charge an investigation fee. It runs $330 per hour at the current $110 hourly inspection rate. And honestly, those hours add up fast. Sections 22.02.360 and 22.02.160 spell this out. The county doesn't negotiate.
Stop-work orders come next. You might face mandatory removal of the work. Real estate deals get messy when title companies spot unpermitted changes. Pay the fee and pull the permit early. The penalty structure gives you no upside for skipping it.

How Long Is a Building Permit Good For in Las Vegas?

A Las Vegas building permit gives you 180 days to start work. After that it expires. The same 180-day clock applies once work begins. Stop for too long and the permit dies.
You can request one extension. It runs another 180 days but you need good cause in writing. Section 22.02.320 covers the exact rules. Plan your inspections carefully. Don't assume the permit will sit there forever.

Who Should Pull the Permit in Las Vegas?

Contractors pull almost all permits in Las Vegas. They must hold a valid Nevada State Contractors License plus a Clark County business license. Section 22.02.245 makes this clear.
Homeowners can pull permits on their own single-family house. You must meet strict conditions under Section 22.02.265. That includes signing an Owner/Builder Statement and proving it's your primary home. Still, most homeowners don't want that liability.
Never let a contractor talk you into pulling the permit yourself. That's a red flag. The contractor should take legal responsibility for the work.

Clark County's Three Calculation Methods

Clark County gives you three ways to calculate every trade permit. Then they pick the one that costs the most. This isn't in other cities.
Method one uses a percentage of the building permit fee plus $60 issuance. Method two applies your contract price to Table 3-A plus $60. Method three uses per-unit tables for fixtures, circuits and equipment. The county charges whichever is highest. (The fee schedule PDF buries this on page 4 and doesn't highlight it.)
This quirk makes budgeting harder than it should be. A simple water heater replacement still starts at $60. But larger jobs can swing wildly depending on which table wins. The combination permit option exists but rarely lowers the final number. Las Vegas doesn't hide the fees. They just make you work to predict them. If your numbers feel off when you run the calculator, that's why.
